The move to create the new option shows the government’s interest in keeping the country ahead of competition for foreign investment in Southeast Asia, as Thailand already leads the region in long term visa options for expats. What is the Thailand Longstay Visa?

The Thailand Longstay Visa is categorized as a Non-Immigrant “B-Longstay” visa and is granted for either 9 or 12 months, depending on the documents provided in the application.  The applicant initially applies for a 90-day visa, so the total length of stay the applicant will obtain as part of the Longstay Visa process is either 12 or 15 months.  The visa is renewable on an annual basis for durations of 12 months at a time.

Applicants for the visa may include the following dependents:

  1. A legal spouse (must be able to prove they are living together with the main applicant)
  2. Children under 20 years of age (unmarried and living with the applicant)
  3. Children over the age of 20 provided they are ill/disabled
  4. Parents of the main applicant aged 50 years and older

Longstay Visa holders enjoy discounts a select Thai hospitals, facilitation to obtain a Thai driver’s license, and support for opening a local bank account.  As part of the mandatory membership with the Thailand Longstay Company, members also get complimentary support with filing 90-day reports.

Requirements for
the Thailand Longstay Visa

There are 3 options to qualify for the visa*:

  1. Purchase of a Condominium
    1. Purchase price must be at least THB 3,000,000
    2. Registration/transfer must be made in the applicant’s name (jointly-held properties are accepted)
    3. The property must have been transferred/registered on or after October 1, 2020
    4. Off-plan/units under construction/down payments will not qualify
  2. Rental: Condominium or House
    1. Rental must be at least THB 85,000/month
    2. Advance payment to the lessor for at least 3 months must be made prior to the first immigration visit to obtain the initial 90-day visa
    3. Advance payment to the lessor of at least 12 months must be made prior to the second immigration visit to obtain the Longstay Visa
  3. Leasehold: Condominium or House
    1. Contract must be valid for at least 3 years
    2. Leasehold value must be at least THB 3,060,000
    3. Lease agreement, proof of payment, and property title deed must all be in the applicant’s name

*Note: Seller or landlord of the property must be a Thai individual or a Thai juristic person with foreign shareholding ratio (Thai ownership of the total building must be at least 50%)

Process to Obtain the Thailand Longstay Visa
