Manatase Annawat, TPC’s president, highlighted that several Asian countries, including Malaysia, Singapore, and Cambodia, are actively promoting similar long-term visa programs to attract affluent individuals.
Manatase noted that concerns surrounding Thailand’s proposed foreign income tax, which seeks to tax income earned abroad, have caused some potential applicants to delay their membership decisions. However, he believes that TPC remains well-positioned to compete due to its relatively affordable pricing. Membership fees range from THB 650,000 to THB 5 million—a considerably lower investment threshold compared to competing programs in other countries around the world.
TPC distinguishes itself by offering comprehensive services, such as fast-track airport privileges, a 24/7 call center, concierge assistance, and support for local activities like opening bank accounts. The company also partners with nearly 400 vendors to provide lifestyle perks, including hotel accommodations and wellness retreats.
To address concerns about illegal business involvement, TPC employs a rigorous screening process involving four major security organizations, including the Central Investigation Bureau and Interpol. The membership approval process takes approximately one month to ensure applicant eligibility and compliance.
Manatase called on the government to establish a dedicated committee to foster collaboration among Thailand’s long-stay programs, ensuring mutual benefits for all stakeholders.
Currently, TPC boasts over 38,000 members, with 72% residing in Thailand. On average, members visit the country 2.8 times annually or stay for 305 days per year, with individual spending averaging 1.4 million baht. This economic activity generates between THB 40 – THB 50 billion annually.
The Chinese market remains TPC’s largest, accounting for 47% of its membership, followed by individuals from the United States, Japan, the United Kingdom, and Russia. Looking ahead, TPC plans to target high-potential markets, including the Middle East and India, to drive further growth.
Despite recording fiscal 2024 sales of over THB 7 billion—a slight decline from 7.8 billion the previous year—TPC achieved a 45% year-on-year revenue growth, reaching THB 2.6 billion. To sustain business momentum, the company launched the Bronze Membership, priced at THB 650,000 for a five-year term. This marks TPC’s fifth membership tier.
Manatase emphasized the importance of reducing reliance on membership sales, which currently contribute 80% of TPC’s total revenue, down from 95% in previous years. Diversification into other investment opportunities is a key strategy to ensure long-term stability amid increasing competition and evolving market dynamics.
